Here are some basic guidelines in obtaining  financing for investment properties.

 

  • 80% Investor financing, 80% Cash Out (NOO) – includes Full doc (660 fico for 1 unit 680 for 2-4 unit) 

 

  • Max seller contribution is from 3% to 6%.

 

  • Rate,credit score, and loan to value requirements are dependant on type of property, be this a SFR to a 4plex and program.

 

  • Up to 4 properties can be purchased at once with 2 yrs of landlord experience. This is proven by providing the HUD-1 statement along with copies of the last two years Sch E. No more than 4 properties may be currently financed at one time. 

 

  • If no experience, can purchase 1 within a 6 month period. If in the proceeding 6 months one property was purchased you may only buy one then you must wait an additional 6 months to purchase another. This is with the underwriter’s discretion and may limit the number to purchase. Flip transactions are NOT allowed. 

 

  • Appraisals must support rent schedule and will be reflected to configure total debt to income. All appraisals will be subject to an appraisal feild review. (Negavative cash flow is depending on property)

 

  • Must have any where from 6 months to 1 year of reserves depending on program and credit.

 

  • All approvals will be based on the merits of the property/location to comps and the borrowers total experience and financial profile.

 

  • If able to apply 25% down the dynamics of financing will improve.
